ABOUT ME

I love rehabbing homes! I also love a newly built home as well. So, I have built my business around mixing the two (old and new) together to make older homes beautiful again while adding the modern amenities, design elements and features we all love to make the house more functional these days with our busy lifestyles!

How did you get started in real estate investing?

—> My best friend in St. Louis, MO (my hometown) is an investor and real estate broker; what he did peaked my interest. I started researching and learning, then stopped. Started back up and then stopped. Finally approx 3+ years ago I joined REIN and stayed in the shadows. After various sessions, meetings and training sessions, I finally worked up the guts to start investing! I started my first 2 LLC’s January 2019.

 

What kinds of property do you like to invest in and why?

—> Flips, rentals and wanting to get into new construction projects in 2021. I like flips because they can be rewarding if the purchase price is right. I like rentals because they are the gift that keeps on giving (monthly cash flow and cash out refinancing potential). And I want to get into new construction because the margins could be much better consistently than on flips.

 

What’s the best deal you’ve done so far?

—> A full gut rehab in East Nashville. Purchase Price $294k. Rehab $335k. ARV $750k.

Worst deal or one that started off bad but turned out good?

—> Worst deal was a house in East Nashville, my 2nd flip. Purchase Price $188,500. Rehab $165,000. Sales price $395k, but it was a net loss due to being $40k over budget, extended rehab time and monthly loan payments (multiple term extension fees + interest only payments) kept piling up and eroded profits.
